closing costs
Closing costs are all the fees on top of the purchase price, and in Nigeria they can add well over ten percent to what you thought you were paying.
In plain English
You agreed ₦50 million. You will not pay ₦50 million.
Closing costs are everything that arrives on top of the price. Legal fees. Agency fees. Survey. Stamp duty. Registration. Governor's consent, which can be substantial and slow. Bank charges if you are borrowing.
In Nigeria these can add well over ten percent to the transaction, and buyers routinely fail to plan for them, which is why so many purchases stall at the final stage with the money exhausted and the paperwork incomplete.
That stalling is genuinely dangerous. A property bought and never properly registered, because the buyer ran out of money before consent was obtained, is a property with a defective title. It will haunt you when you try to sell, or borrow against it, or leave it to your children.
So work the full figure out before you commit to anything. Ask your lawyer for a complete estimate of every cost, in writing, including the ones that arrive months later.
Then decide whether you can afford the property, rather than whether you can afford the price. Those are not the same question, and people answer the wrong one constantly.
You budget ₦50 million for a property. Legal fees, agency, survey, stamp duty, registration and consent add ₦6.2 million. You needed ₦56.2 million and you had ₦50 million, and now the registration waits.
Questions people ask
What are the main closing costs in Nigeria?
Legal fees, agency fees, survey, stamp duty, registration and Governor's consent, plus bank charges if borrowing. They add up quickly.
Are they negotiable?
Agency and legal fees sometimes are. Statutory charges such as stamp duty and consent are not, and they are frequently the largest.
What happens if I cannot pay them?
The registration and consent may never be completed, leaving you with a defective title. It will surface when you try to sell, borrow or bequeath the property.
